Munich Room Rates B4 Oktoberfest

We are planning a stay in Munich Sept 13-16, Even though this is before Oktoberfest there is something else going on (Drinkfest??) that has affected room prices. I%26#39;m looking at hotel doubles with bath that were in the 70-85 euro range going from 150 euro and up. Some even as high as 250 euro. Is there an outlying area or suburb with U-Bahn or S-Bahn access to the old city where room prices may be more reasonable?
